Places to Buy a Beach House in Delaware

Delaware is known for its charming beach towns along the Atlantic coastline, each offering its own unique atmosphere and attractions. Each town has their own style and allure, each with their own reason to become your favorite. From small towns to vibrant boardwalks, it’s the charm that keeps people coming back for generations. Tomo, a real estate and mortgage company, compiled a list of places to buy a beach house in Delaware, some may seem obvious, some may not:

  • Bethany Beach: Bethany Beach is a family-friendly resort town with a relaxed and laid-back vibe. It boasts clean, uncrowded beaches, scenic dunes, and a charming boardwalk lined with shops, restaurants, and ice cream parlors. It also boosts some beautiful homes for sale on and near the beach.
  • Dagsboro, DE: This is a small town with just over 1,000 residents, it’s located inland, not directly on the beach, but since it’s near several popular beach destinations it’s a convenient base for beachgoers. Since this town is not located directly on a beach, there are many homes near the beach at much better price points than homes directly on the beach. 
  • Fenwick Island: Fenwick Island is a quiet, family-friendly, laid-back beach town located near the southern border of Delaware. Here there is go-karting, mini-golf and a water park, along with pristine beaches and scenic views. Beach homes for sale here sit between the bay and the ocean offering spectacular views.
  • Frankford, DE: The small town of Frankford rests just a few miles from the beautiful Delaware coast. In Frankford, there is a zoo, vineyard, and an Alpaca Farm, when not at Bethany beach or Fenwick Island enjoying the sun. Once again, like Dagsboro, since homes are not directly on the beach, there are better price points than the neighboring beach towns. 
  • Lewes: While not directly on the ocean, Lewes is a historic coastal town located at the mouth of Delaware Bay. This town is known for its picturesque waterfront, historic architecture, and charming downtown area. Lewes is a walking town, within a half square mile there is everything, including homes for sale near the beach
  • Milford, DE: This is a small city located in central Delaware with a vibrant downtown and short drive to the beach. There are an assortment of homes for sale with different price points in this community. 
  • Millsboro, DE: This town offers a combination of small-town charm, outdoor recreation, and convenient access to coastal amenities, making it an attractive place to live for residents and visitors alike. Its growing population and diverse economy contribute to its vibrant community atmosphere.
  • Millville, DE: A small town only four miles from Bethany Beach. Homes for sale in this town range from $400 – $700K, with a median home sales price of $479.9K in the month of April, 2024.
  • Milton, DE: Situated in southeastern Delaware, approximately 10 miles northwest of the coastal town of Lewes and about 15 miles northeast of the popular beach destination of Rehoboth Beach. Milton houses some of the most exquisite examples of Victorian and Colonial architecture in Delaware.
  • Ocean View, DE: Located just one mile from Bethany Beach, an easy walk or bike ride to the beach is the perfect way to start the day. There are fewer than 2,000 year-round residents and the population skews to more of the retiree crowd, so it makes sense there are some beautiful communities for sale near the beach
  • Rehoboth Beach: This is the most popular beach along the Delaware shoreline. It’s known for its vibrant boardwalk, beautiful sandy beaches, and lively atmosphere. Visitors can spend many evenings walking the boardwalk, getting their fortune read, winning stuffed animals and attending the summer free concerts. This family-friendly beach town has something for everyone, and the homes for sale near the beach have something for everyone as well.  
  • Selbyville, DE: Located just a few miles from Delaware’s Eastern Shore, and is known locally as the “Gateway to the Beaches.” Located eight miles from Fenwick Island, there are many homes for sale that would appeal to a diverse crowd. 

Each of these beach towns has their own personality and can be a perfect beach home, or a year-round home!
