Some business owners are wealthy on paper but short on cash. Their homes carry no mortgage, their companies bring in steady revenue, and their credit is good. Michael Iuculano has built much of his lending career around that situation. He is the founder and president of MJI Capital, a Scottsdale, Arizona, firm that lends to business owners nationwide.
Iuculano describes many of his clients as rich in assets and poor in cash. He helps them turn property value into working capital, which is the cash a business uses to operate and grow. As of October 2026, he has closed more than $2.3 billion in loans over more than two decades.
Rich on Paper, Short on Cash
A home with no mortgage can hold millions of dollars in equity. Equity is a property’s value minus any debt owed on it. That value cannot pay a supplier or cover a large purchase until it becomes cash.
Many business owners keep most of their money working inside the company. Their bank balances cover normal operations. A sudden opportunity can require far more cash than they keep on hand.
Banks can lend against real estate, but approval can take weeks. By the time the funds arrive, the opportunity may be gone.
The $12 Million Home
One recent client owned a home worth about $12 million with no mortgage. His company earned between $2 million and $2.5 million a month, and he had good credit. Then the company landed a large order that required inventory right away.
MJI Capital arranged a $4 million loan secured by the home. The loan gave the owner the cash to pay for the inventory.
People often wonder why a borrower with good credit and high earnings would borrow from a private lender instead of a bank. Iuculano’s answer is short. “He needed speed because he had a huge order,” he said. “He needed to pay for the inventory.”
Why Timing Matters
For a business owner, timing often decides whether an order becomes profit. A customer may not wait, and a supplier discount may expire. A private loan focuses mainly on the property’s value, so it can often move from application to funding in days. “We operate off speed and service, undeniably,” Iuculano said.
How MJI Capital Reviews a Loan
MJI Capital starts each request by closely reviewing the property and the owner’s repayment plan. Iuculano searches for problems first, so any issue surfaces before the owner commits time or money.
“I want to know what is going to kill my deal, and I want to know it as close to the front side of the transaction as possible,” he said. “Now I know I am working on a deal that has a high probability of closing.”
A problem found late in the process often stalls closings. An issue with the title, which is the legal record of who owns the property, is one frequent example. Early review gives the owner a quick answer on whether the plan works and what the loan will cost.
Owners whose income does not appear on a pay stub may qualify through a bank statement loan. A bank statement loan uses the deposits in a borrower’s accounts to show income instead of tax returns or pay stubs.
How Owners Use Equity
Business owners may borrow against real estate for several reasons, depending on the circumstances. A company may receive an order larger than its cash can support. An owner may want to open a second location or buy the building the business rents.
Other owners need funds to cover a short gap while a sale closes or a large payment arrives. In each case, the owner can access the property’s value without selling it.
When Property Is Not the Answer
Some owners need capital but do not want to borrow against a home. MJI Capital also offers merchant cash advances for those cases. A merchant cash advance gives a business cash up front in exchange for a share of its future sales.
Other owners decide to sell a property outright. Iuculano buys and sells homes himself and holds rental properties. Over more than 24 years, he has bought and sold hundreds of homes, often for sellers who value a quick sale.
Honest Answers From the Start
“We operate from wanting to do business, not needing to do business,” Iuculano said. Because MJI Capital does not need every deal, he tells owners early when a loan has a low probability of closing. Much of his business comes from referrals.
Experience Behind Every Deal
Iuculano entered mortgage lending in 2002 and has closed more than 3,300 transactions. He has earned President’s Club honors at Barrett Financial Group eight years in a row. The award goes to the top 35 of the company’s roughly 2,400 loan officers, the licensed professionals who guide borrowers through the mortgage process. Iuculano runs a branch of Barrett Financial Group, the mortgage brokerage behind his lending.
His clients include professional athletes, recording artists, real estate investors, and business owners nationwide. For many, the need is the same: cash that arrives as quickly as the opportunity.
Michael Iuculano and MJI Capital give business owners a way to put their property to work without selling it. For an owner facing a deadline, that option can make the difference.
